EB-5 Investment Backed Loans - Up to 50% of the EB-5 Investment

  • Purpose: Purchase of property or down payment for the purchase of property.
  • Can be taken out in combination with other loan offerings including Foreign National Home Loans or US Credit History Qualified Loans.
    • Loan Purpose: Purchase of property or down payment for the purchase of property.
    • Loan Size: Minimum $100,000 up to Maximum 50% of the EB-5 Capital Contribution.
    • Processing Fee: 3% of Loan Value + $1000 Legal Fee + UCC Filing Fee (Differs state by state)
    • Interest Rates: Starting at 7.50% Fixed 
    • Term: Up to 60 Months
    • Monthly Payment Structure: Interest Only Payments for the Loan Period + Full Principal Repayment at EB-5 Maturity
    • Collateral: Personal Guarantee + Return of EB-5 Capital Pledged to Lender till dues are repaid
    • Prepayment Penalty: Applicable
    • Other Requirements:
      • The EB-5 applicant must have an I526 Approval
      • The EB-5 investment must be in an approved / debt / collateralised EB-5 project – consult your IIM contact point for more information

Rental Property Loans - from $100,000 to $20 million

  • Purpose: Purchase or refinancing of residential or commercial rental property
    • Loan Purpose: Purchase or refinancing of residential or commercial rental property
    • Loan Size: $100,000 to $20,000,000
    • Processing Fee: 3% + $2000 Legal Fee
    • Interest Rates: Starting at 5.1%
    • Term: Up to 360 Months (30 Years) with an option to refinance at any time
    • Monthly Payment Structure: Principal + Interest Amortized Over Term
    • Collateral: Purchased Property 
    • LTV: Max Up to 70% of Purchase Value of Property
    • Prepayment Penalty: Applicable
    • Other Requirements:
      • Commercial Property or Single Family Residence or Multi Family Residences – Condos are not permitted under this program.
      • Property Must be Purchased in LLC / LLP / Trust

Owner Occupied Home Loans - from $200,000 to $20 million

    • We, International Investors Mortgage LLC (IIM), do not offer or negotiate terms of residential mortgage loans. Potential clients are directed to licensed corporations that adhere to State and Federal regulations while providing privacy protection during the entire loan approval process for owner occupied residential mortgage loans. The following information has been provided by our preferred California NMLS licensed broker.
    • Purpose: Purchase or refinancing of primary residence and/or second homes
        • Foreign National Home Loans
          • For foreign nationals lacking sufficient US credit history to qualify for regular home loans.
          • Can be combined with EB-5 investment backed loans
        • No US Income or Insufficient Income Verified Home Loans 
          • Primary residence loan for foreign nationals with no income or insufficient income in the United States 
          • Can be combined with EB-5 investment backed loans
        • Owned & Occupied by Foreign National  without US Credit History
          • For the purchase of primary residence in the US, by a client’s family with no US credit history, via family LLC.
        • US Credit History Qualified Loans
          • For the purchase or refinancing of primary residence & second homes for clients with an existing and sufficient US credit history.
      • Loan Purpose: Purchase or refinancing of primary residence and/or second homes
      • Loan Size: $200,000 and above
      • Processing Fee: 2-3% of Loan Value + Legal Fee (Differs state by state)
      • Interest Rates: Fixed & Variable Rate Options (Determined by case)
      • Term: Up to 360 Months (30 Years) with an option to refinance at any time
      • Monthly Payment Structure: Principal + Interest Amortized Over Full Term (thereby reducing the principal amount of the loan over time)
      • Collateral: Property
      • LTV: Up to a maximum of 80% of property value (Varies Case to Case)
      • Prepayment Penalty: 0%
      • FICO Score: Required
      • Other Requirements:
        • Must have a valid U.S. Visa (Immigrant or Non Immigrant or ESTA categories are allowed)

Refinance of Already Purchased Property by Foreign Nationals - Any Value

    • We, International Investors Mortgage LLC (IIM), do not offer or negotiate terms of residential mortgage loans. How It Works

Investor identifies the property they want to invest in

Investor works with International Investors Mortgage, LLC for mortgage & loan processing

Our partners process loans of up to $20,000,000. Investor makes a down payment of as little as 20-30% (varies case to case)

The Mortgage is collateralized by the property itself (as with a traditional mortgage) and / or by the EB-5 investment.

Investor purchases the property

Investor services the loan and pays the monthly installments

The investor can choose to refinance the property or continue with the loan depending on the terms and conditions of each loan.
